Buying or selling a home? Whichever side of the transaction you are on (often it’s both), there are many factors that can affect the final settlement price, including the condition of a home’s heating and cooling system. A thorough inspection of the home’s heating and cooling system can keep it from becoming a snag in your negotiations.

Sellers
For sellers, we recommend that your home’s heating and cooling system be inspected by Modern Comfort Systems prior to the general home inspection that your buyer orders.

Because our inspection includes a system tune-up, it helps ensure that the system provides peak performance during the general inspection (and afterwards). If our technician finds a problem, knowing about it ahead of time will allow you to decide how to address it so you can negotiate your settlement with greater confidence. If the system is shown to be trouble-free, you will be equipped with that data should concerns be raised by the buyer during or after the settlement process. If you already have a service & repair plan with Modern Comfort Systems, the portion that remains after settlement is transferable to the new homeowner.

Buyers
For buyers, we recommend that you ask the seller when the system was last tuned-up and by whom. This will enable you to access the results of the tune-up. If it was not performed by Modern Comfort, call us and we’ll help you decipher the results at no charge. We want to be your heating and air conditioning company for as long as you own your home.

Likewise, if there is no record of an annual tune-up, please call us to schedule an inspection prior to settlement. Under these circumstances, the cost for this inspection generally falls to the buyer, however, any repairs that may be required can be negotiated with the seller.
